How do you select a good real estate agent when you want to sell your home? Traditionally, word-of-mouth has always been a good method. Maybe your parents, siblings or friends have used a good agent in the past and can recommend one to you. Maybe you already know an agent socially and that person is someone you feel you can trust with your home sale. Often people will take note of the agents who seem to have a ton of listings. They must be succesful agents, otherwise they wouldn't have so much business, right?

Well maybe those are all great methods, and I certainly wouldn't discount any of them. There are some factors that one should consider though. Maybe your parents sold their house five years ago, and the agent they used was at the top of the heap in 2006. Maybe that agent who has a ton of listings on the go now has a huge team supporting him/her, and when you break those numbers down to an individual basis, well they are suddenly not so hot. Maybe that agent that you see every morning at Tim Hortons is a really swell guy, but just has too much time to be sitting at Tim Hortons chatting with people.

Did you know that in 2011, 83% of people start searching for their new home on the internet. When you think about it, it's a stunning statistic. It shows us exactly how much the business of real estate is changing. It means that most of those people starting their search for a new home have not talked to an agent yet. It means that to maximise your home's profile it is absolutely necessary that people will be able to find it on the internet. If people searching for a new home can't see it on the web, just how are they going to see it.

You found my website. Others will too, in fact, it's one of the most visible real estate websites (if not THE most visible) for real estate in the entire Quinte area. My clients get maximum exposure for their homes. This is essential in capturing eyeballs.

Have you wondered why the local real estate newspaper has become so thin? Most people prefer looking at dozens of colour pictures and maybe a video or two than a tiny black and white picture, a small blurb and a big ten year old picture of an agent's smiling head beside all the sales awards s/he won back in the day. Those ads hardly do a thing to get the public's attention. I will still use them myself, but they hardly ever generate a single interested potential client. Besides, people outside of our immediate area don't read the local real estate papers.

This is why internet marketing is crucial to a succesful home sale.
